Condition Survey in Tring

Detached property on the Grove Estate, Tring. Built 1940.

This property was suffering from a lack of supporting lintels over the windows and expansion of the brickwork under the garage window as the brickwork was cracking and dropping. Another classic problem we identified was that the downlighters on the first floor had been fitted into the insulation in the loft space and not fitted with fire caps. This means that the insulation was either moved out of the way or could potentially be heated up by the light below, leaving the possibility that a fire could occur. We recommended that these should be fitted with fire caps.

The downpipes at the front of the building were allowing water to seep from the connectors up the wall, requiring either a clean-out of the downpipes or the soakaway. The tiles were broken on the side lean-to, which could not be seen from the ground. This is where a camera on a pole was invaluable to be able to detect the issue.
